IDYLE, Downtown Raleigh’s first Net-Zero Energy-capable townhome collection, has been selected as one of nine stops on Modapalooza, the sold-out Modernist bus tour organized by NC Modernist. The event, which highlights bold examples of Modernist architecture across the Triangle, will feature IDYLE as a pioneering project redefining sustainable urban living.
Johnny Chappell, Owner/Founder of Chappell, recently joined NC Modernist’s George Smart at the Compass Midtown meeting to discuss the importance of protecting Raleigh’s architectural heritage while championing forward-thinking projects. “We’re incredibly proud to represent IDYLE in Downtown Raleigh,” said Chappell. “This collection doesn’t just bring luxury living to the city center—it sets a new standard for how modern homes can balance beauty, performance and environmental responsibility.”
“This collection doesn’t just bring luxury living to the city center—it sets a new standard for how modern homes can balance beauty, performance and environmental responsibility.”
During the session, Smart spotlighted the sold-out Modapalooza tour and its lineup of significant Modernist works. IDYLE, designed by the award-winning Raleigh Architecture Company and delivered by local builders, stood out as the Triangle’s first Net-Zero-Ready townhome community.
“George Smart has been a tireless advocate for modern design, and we’re honored to partner with NC Modernist in this celebration,” said Chappell. “Working alongside George and his team reinforces our commitment to both preserving Raleigh’s past and pushing its design future forward.”

Solar-Rooftop Townhomes at IDYLE, Downtown Raleigh Homes for Sale
According to Southern Energy, IDYLE units are projected to use half as much electricity as a standard all-electric NC home and are able to maintain comfort without major lifestyle adjustments.
Ultimately, all three designations speak to the quality of life available at IDYLE, showcasing an environment that is more comfortable and, in terms of annual energy usage & environmental impact, less costly than the average new construction home.
Eco-forward features include solar-ready infrastructure, EV charging capabilities, Tesla Powerwall integration, and advanced ventilation systems. Together, these systems reduce emissions, enhance indoor air quality and create healthier, more resilient living environments. Purchasers may also qualify for energy and tax credits valued between $4,500 and $31,000 for a limited time.
Benefits of a Net-Zero Home
IDYLE’s revolutionary design goes beyond energy efficiency to embrace self-sufficiency. Annually, these high-tech townhomes can offset a future homebuyer's carbon footprint and nearly eliminate their dependence on traditional energy sources and expensive utilities. For homeowners investing in IDYLE’s full NZE capabilities, the cost of being connected to the city’s power grid is the only power bill to anticipate.
Outside of economic impact, the benefits of an NZE home are not just seen, they are felt by the homebuyer. Every purchase of an IDYLE home comes with the peace of mind associated with knowing you’re protected against potential health risks like moisture/mold exposure, pest infestation, and other harmful environmental pollutants.
